San Francisco Buyers Moving East // The Price is Right!

The East Bay continues to be a “good deal” as compared to the pricey home values of San Francisco. What is so fantastic about Piedmont is our great weather, excellent school system and convenient location.  Just twenty minutes away from the city you will find this gracious home located at 50 Bellevue Avenue situated on a beautiful tree lined street in one of Piedmont’s most desirable neighborhoods. In comparison, a $4,000,000 property in the city may get you a condominium – half the size – surrounded by neighbors and a nosy HOA, or a single-family home outside the prime locations of Pacific Heights, Russian Hill, the Marina and most certainly, Nob Hill. Other features the East Bay has to offer include its convenient proximity to the Oakland Airport, direct access to highways and multiple bridges, not to mention a variety of excellent restaurants, and more parking, which makes running errands a bit more palatable.

Colleagues not Competitiors // It Pays to Be Kind

It is so important, from the very beginning, to choose an agent who is a team player and a collaborator, not a winner-take-all competitor. The Facts | Before and After images of one of our Piedmont Listings

The Property / The Project | 110 Maxwelton Road

Each home we list has its own set of issues we must address prior to market. Upon listing a home Adam and I walk through the entire home with our client detailing all the items we feel should be addressed. We do not ask the seller to commit to our long list of changes, repairs or updates at this time. However, our next step is to book inspections so we can gather information about the property and its condition; as well as to obtain bids on work we hope the seller will agree to implement. Here is a quick list of inspections we always obtain: Roof, Electrical, Furnace, Water Heater, Sewer Lateral, Termite, Foundation, Fireplace/Chimney as well as to obtain a complete Home Inspection. The Transformation of 227 Magnolia Avenue in just 2.5 weeks.

Before

After |  A little paint and landscaping goes a long way to beautify a lovely home.

The new house color and trim compliments the brown roof while blending in with the landscape and environment surrounding the home.

Stage One: Empty Home including window coverings, carpeting and most lighting.

Stage Two: Refinish Hardwood Floors – Add where necessary.

In this case we installed new hardwood floors in the family room, master bedroom, master bedroom closet, master bathroom, hall bath and powder room. We also refinished the floors in the kitchen and hallway to match the rest of the home.
