Colleagues not Competitiors // It Pays to Be Kind

It is so important, from the very beginning, to choose an agent who is a team player and a collaborator, not a winner-take-all competitor. For any agent’s long-term success, he or she should cultivate relationships with other agents in the real estate community, not alienate them. We should all work as a team, rather than as individual islands. If one agent has the listing, another is going to bring the buyer; that’s just how it works, so it pays to be kind. The Facts | Before and After images of one of our Piedmont Listings

The Property / The Project | 110 Maxwelton Road

Each home we list has its own set of issues we must address prior to market. Upon listing a home Adam and I walk through the entire home with our client detailing all the items we feel should be addressed. We do not ask the seller to commit to our long list of changes, repairs or updates at this time. However, our next step is to book inspections so we can gather information about the property and its condition; as well as to obtain bids on work we hope the seller will agree to implement. Here is a quick list of inspections we always obtain: Roof, Electrical, Furnace, Water Heater, Sewer Lateral, Termite, Foundation, Fireplace/Chimney as well as to obtain a complete Home Inspection. After |  A little paint and landscaping goes a long way to beautify a lovely home.

The new house color and trim compliments the brown roof while blending in with the landscape and environment surrounding the home.

Stage One: Empty Home including window coverings, carpeting and most lighting.

Stage Two: Refinish Hardwood Floors – Add where necessary.

In this case we installed new hardwood floors in the family room, master bedroom, master bedroom closet, master bathroom, hall bath and powder room. We also refinished the floors in the kitchen and hallway to match the rest of the home.

Lights Camera Action – 312 Sheridan has officially been launched. Oakland Magazine attended the Sneak Peek Preview Reception to witness the sorts of things Realtors do when bringing a luxury home to market. Not many go over the top like this, but 312 Sheridan demanded a grand debut. Neighbors, joggers and walkers passing by witnessed the on-going makeover that had been transpiring over the past year. And I too had been anticipating the unveiling. [Read More..]
